Hours: 37 hours per week
Contract: 30 weeks, starting 28/06/2025
Rate: PAYE: £22.65 per hour / Umbrella: £29.02 per hour

Are you an experienced and dynamic estates professional looking for a challenging role? We’re seeking a Principal Estates Manager to join our Strategic Property & Valuation Management team on a temporary basis. Based in Briton Ferry, Neath, this role offers the opportunity to manage a diverse property portfolio while supporting the strategic objectives of a forward-thinking organisation.

About the Role
As a Principal Estates Manager, you’ll play a pivotal role in delivering a professional estate management and valuation service. Your key responsibilities will include:
  • Managing a varied property portfolio, including commercial, industrial, recreational, agricultural land, and sites awaiting development.
  • Conducting asset valuations, rating, and insurance valuations in line with RICS, CIPFA, and IFRS guidelines.
  • Negotiating lease agreements, licences, rent reviews, easements, and wayleaves.
  • Leading acquisitions and disposals of land and buildings to meet organisational targets.
  • Managing markets and official Gypsy & Traveller sites.
  • Providing professional advice and producing accurate, concise reports for meetings.
  • Supporting strategic priorities, redevelopment activities, and corporate programmes.
  • Ensuring compliance with corporate policies, including child protection, health and safety, confidentiality, and equal opportunities.
  • Deputising for senior managers and contributing to training and performance development.
About You
We’re looking for a proactive, RICS-qualified professional with:
  • Extensive experience in property management, disposals, and acquisitions.
  • Proven ability to negotiate property deals and work in a multi-disciplined environment.
  • Strong knowledge of Landlord and Tenant Legislation, Compulsory Purchase Legislation, and asset valuation standards.
  • Excellent communication, interpersonal, and presentation skills.
  • Proficiency in IT systems and standard software packages.
  • Strong analytical, organisational, and problem-solving skills with the ability to work independently and meet deadlines.
  • A relevant property-related degree or equivalent.
  • RICS Valuer Registration.
  • A full UK driving licence and access to suitable transport.
  • Eligibility to work in the UK and willingness to sign a confidentiality agreement.
  • A basic DBS disclosure (standard DBS required for this post).
